A Practical Guide to Leveraging
Floor Area Ratio (FAR) in Real Estate Projects
At MollyInfra Real Estate, we know that Floor Area Ratio (FAR) is one of the most important tools for determining how much can be built on a piece of land. Whether you're planning a commercial space, an IT/ITES hub, or an industrial project, understanding how FAR works can shape both the scope and profitability of your development.
We help property owners and investors understand FAR regulations and connect them with the right professionals to make smart, compliant decisions.
What is FAR?
FAR, also known as Floor Space Index (FSI), defines how much total floor space is permitted on a given plot. It’s calculated like this:
FAR = Total Floor Area of the Building / Plot Area
A higher FAR means more buildable space, but it must stay within the legal limits set by the local governing body.
